If you are a new first-year undergraduate or postgraduate student who has applied to study at a university or other higher education institution in a city in the UK where we operate, and you have booked a room with us, you may be able to cancel your tenancy agreement with us without paying the cancellation penalty if you don’t meet the entry requirements to secure a place at that institution.
Who is Eligible?
This policy applies only to students who fulfil all the following criteria:
- New First-year Students:
- You are applying for the first year of either the undergraduate or the postgraduate degree, and you have not previously undertaken or completed studies at the level you are now applying for.
- New Customers Only:
- You have never lived at an aparto Student property before.
- Booking Requirement:
- You must have completed a booking with aparto Student between 1st November 2024 and 31st October 2025 for the academic year in which you expect to undertake the studies you applied for.
- Definition of Booking: A booking is considered complete when you have signed the contract, paid the required advanced rent or deposit, and completed all ID and guarantor requirements.
What You Need to Do:
- Notify Us Promptly:
- If you didn't get into your chosen university or higher education institution in a city where we operate and want to cancel your booking, you must inform us within 3 working days after your results day.
- Provide Evidence:
- You'll need to provide evidence showing that you didn't get accepted and why.
- Acceptable evidence includes:
- A rejection letter from the university, college, or UCAS.
- A screenshot of your UCAS status along with your exam results.
- Make sure all documents clearly show your full name, address, and the date they were issued.

Cancelling Your Tenancy Agreement
- If you have provided evidence showing that you didn’t get accepted by your chosen university or higher education institution in accordance with this policy and we are satisfied with it, we will cancel your tenancy agreement within 7 days of the date we received this evidence.
- When your tenancy agreement is cancelled, you will not have to pay any applicable cancellation penalty and the advanced rent or deposit you have already paid to us as part of your booking will be refunded to the bank account you used to make this payment within 30 days.
Terms and Conditions:
- We reserve the right to withdraw, suspend or change this policy at any time without prior notice where it is necessary to do so.
- This policy does not affect your rights to cancel or amend your booking under our standard cancellation terms and conditions (England) (Scotland).

Any personal data shared by you when notifying us or providing evidence under this policy will be stored and handled in line with our privacy policy.
